    A Legionella risk assessment is a formal evaluation of your water systems to identify conditions that could allow Legionella bacteria to grow and spread. It is a legal requirement under the Health and Safety at Work Act 1974 and COSHH Regulations 2002, all employers and those responsible for premises with water systems must ensure a suitable and sufficient risk assessment is in place.
    Life Environmental’s Legionella risk assessment provides a review of the water systems present at the premises and identifies conditions that could allow Legionella bacteria to grow and spread. The report includes the findings of the assessment, photographic evidence where appropriate, and prioritised recommendations. Depending on the agreed scope and information available, the assessment deliverables may cover: • The systems inspected and any access limitations encountered during the assessment. • The asset register and system schematic, including whether these are included in the report or supplied separately. • A review of management arrangements, monitoring records and existing control measures. • Prioritised recommendations, with suggested timescales for addressing identified issues. • The actions the client needs to assign, implement and manage. A Legionella risk assessment identifies and evaluates risks; it is not the same as a written scheme of control or routine monitoring. A written scheme and ongoing monitoring are separate elements of Legionella management and are only included where they are specifically listed in the quotation. The quotation will confirm exactly what is included in the assessment service.     Legionella risk assessments should be reviewed regularly and whenever there is reason to believe they are no longer valid. There is no universal statutory two-year expiry period. Review triggers include changes to the water system, building use or occupancy, changes in management responsibilities, evidence that controls are ineffective, or a suspected associated case of Legionnaires’ disease.
    The duty holder, such as the employer or person in control of the premises, retains overall responsibility for managing Legionella risk. A competent Responsible Person may be appointed to manage the control arrangements day to day. Appointing a specialist contractor does not remove the duty holder’s responsibilities.
    Any premises with a water system that presents a risk of Legionella exposure requires a risk assessment. This includes commercial offices, hotels, hospitals, care homes, schools, universities, social housing, industrial sites, and leisure facilities. Life Environmental carries out assessments across all sectors nationwide from six UK office locations.
    After the assessment, Life Environmental provides a report setting out the findings and prioritised recommendations, including suggested timescales where appropriate. The client is responsible for assigning and managing the actions needed to address the findings. Any remedial works, written scheme of control or routine monitoring are separate from the risk assessment and will only form part of the service where they are specifically included in the quotation.
