Supporting your Duty to Manage responsibilities

Duty Holders are legally required to understand where asbestos is located within their premises and to manage the associated risks. A suitable Management Survey provides the information needed to:

  • Develop and maintain an asbestos register
  • Prepare or update an asbestos management plan
  • Inform maintenance and contractor activities
  • Monitor the condition of ACMs
  • Demonstrate regulatory compliance

The survey must be completed before demolition works begin to ensure asbestos can be safely removed in advance.

Non-intrusive, practical inspection

Management Surveys are typically non-intrusive and designed to minimise disruption to normal building operations. Surveyors will inspect accessible areas and may undertake minor intrusive work where necessary to confirm the presence of suspected ACMs.

Surveys can be undertaken in:

  • Commercial premises
  • Industrial facilities
  • Public sector buildings
  • Retail properties
  • Residential blocks and communal areas

The survey must be completed before demolition works begin to ensure asbestos can be safely removed in advance.

Clear information for effective asbestos management

The survey identifies the location, extent, and condition of ACMs and includes a material risk assessment to support prioritisation of management actions.

This allows Duty Holders to make informed decisions about whether materials should be:

  • Managed in situ
  • Repaired or sealed
  • Monitored through re-inspection
  • Removed where necessary

Clear reporting to support compliance

Life Environmental provides clear, structured reports designed to support practical asbestos management. Reports typically include:

  • Asbestos register information
  • Material risk assessments
  • Photographs and location plans
  • Recommended management actions
  • Information to support your management plan

Our reports are designed to provide Duty Holders with clear, usable information to support effective and proportionate asbestos risk management.

When do you need a new Management Survey?

A new or updated Asbestos Management Survey may be required where:

  • No previous asbestos survey exists
  • Existing survey information is incomplete or unreliable
  • The building use has changed
  • Significant areas were previously inaccessible
  • The survey is considered outdated due to age or changes to guidance
  • Refurbishment works have altered the building layout
  • ACMs have been removed or remediated since the last survey

Training

The HSE expects asbestos information to be suitable and sufficient for managing risk. Where survey information no longer reflects the current condition or layout of the building, an updated survey should be considered.

Life Environmental can review your existing asbestos information and advise whether a new survey, targeted update, or re-inspection survey is the most appropriate and cost-effective approach.

All surveying activities are carried out within our certified quality management systems, including ISO 9001 certification, providing additional assurance of technical competence, consistency, and service quality.
