Following the survey, our mould removal teams carry out safe, thorough remediation using professional-grade biocidal treatments. We address not just visible mould growth but also the underlying damp causes, ensuring effective, lasting results that protect both tenants and your compliance record.

Air & Swab Sampling (Post-Remediation Testing)

Results are documented and ready to support your compliance records and any regulatory enquiries.

Remote Environmental Monitoring

Our remote damp and humidity monitoring systems provide continuous, real-time tracking of environmental conditions within properties. Regular reporting alerts landlords to rising risk levels before mould develops, supporting a proactive compliance strategy and reducing the likelihood of future Awaab’s Law triggers.

What Is Awaab’s Law? What Does It Mean for You?

Awaab’s Law was introduced as part of the Social Housing (Regulation) Act 2023, following the tragic and preventable death of two-year-old Awaab Ishak. Awaab died as a direct result of prolonged exposure to dangerous mould in a social housing property, a case that prompted widespread outrage and a fundamental shift in UK housing regulation.

The legislation places clear, time-bound legal duties on social housing landlords, requiring them to investigate and resolve damp and mould hazards within strict deadlines. It represents a significant step forward in protecting tenant health and improving housing standards across England.

For landlords and housing providers, Awaab’s Law is not optional, and the consequences of non-compliance extend well beyond financial penalties. Reputational damage, regulatory scrutiny, and most critically, real harm to tenants can all result from failing to act promptly and effectively.

Life Environmental provides specialist mould survey and mould removal services designed specifically to help you meet your Awaab’s Law obligations with confidence.

  • Evaluation of ventilation systems and condensation risk
  • Investigation of structural defects and moisture ingress pathways
  • Thermal imaging to detect hidden moisture within walls and floors

    FAQs

    A. Awaab's Law is a piece of UK housing legislation introduced as part of the Social Housing (Regulation) Act 2023. It was named in memory of Awaab Ishak, a two-year-old boy who died in December 2020 as a direct result of prolonged exposure to dangerous mould in a social housing property in Rochdale. The case, which exposed serious failings in how the housing provider responded to the family's repeated complaints, prompted widespread public outcry and a commitment from the Government to reform housing standards. Awaab's Law came into force in October 2024 and places clear, time-bound legal duties on social housing landlords to investigate and resolve damp and mould hazards promptly.
    A. Awaab's Law currently applies to registered providers of social housing in England, including local authorities and housing associations. It came into force in October 2024 for the social housing sector. Further phases of the legislation are expected to extend its scope, and landlords in other sectors should monitor developments closely. If you are unsure whether the legislation applies to your organisation, our compliance team can advise you.
    A. The legislation sets out a clear sequence of deadlines that social housing landlords must meet once a damp or mould hazard is reported by a tenant. Landlords must formally acknowledge the reported hazard within 24 hours of notification. Where a health risk is identified, emergency repairs must begin within 24 hours. A full written investigation report, setting out the nature of the hazard, its causes, and the remediation steps required, must be produced within 3 working days. All remediation works must then be completed within the prescribed timeframes set out in the legislation. Life Environmental's mould inspection and removal services are specifically structured to support landlords in meeting each of these deadlines.
    A. Non-compliance with Awaab's Law can carry serious consequences. The Regulator of Social Housing has powers to take enforcement action against landlords who fail to meet their obligations, which can include regulatory notices, financial penalties, and, in severe cases, intervention in the management of the housing provider. Beyond regulatory consequences, persistent failure to address damp and mould puts tenants' health at genuine risk and can expose landlords to legal action from affected residents. Reputational damage — particularly in the social housing sector — can also be significant and lasting.
    A. An Awaab's Law mould survey is a comprehensive professional inspection of the property, designed to identify all damp and mould hazards, assess their severity, and determine the underlying causes. Our mould specialists carry out a full visual survey, thermal imaging, moisture profiling, ventilation assessment, and indoor air quality evaluation. All findings are set out in a clear written report, delivered within the 3-working-day legal timeframe, with prioritised recommendations for remediation action. This report fulfils your investigation obligation under Awaab's Law and provides the documented evidence of action taken.
    A. Yes, once a tenant reports a damp or mould hazard, the Awaab's Law clock starts immediately from the point of notification. There is no grace period, and the 24-hour acknowledgement deadline applies from that moment. It is therefore essential that landlords have a reliable, responsive process in place for receiving, recording, and acting upon tenant reports. Life Environmental can be engaged as part of your response process, attending the property and delivering the required written report within the legal timeframe.
    A. Yes. We regularly work with housing associations, local authorities, and registered providers managing large volumes of social housing properties. With 160+ environmental professionals operating from six regional offices across the UK, we have the capacity to handle multiple concurrent mould inspection and remediation projects. We can develop a structured programme approach tailored to your portfolio's size, geographic spread, and risk profile — ensuring consistent, legally compliant service delivery at scale.
    A. IDocumentation is central to everything we do. For every Awaab's Law instruction, we provide a written mould inspection report within 3 working days, a clear remediation plan, photographic records of all findings and works, post-remediation air sampling results confirming successful mould removal, and a final compliance sign-off report. This full audit trail is designed to demonstrate that your organisation acted promptly, thoroughly, and in accordance with your legal obligations — providing robust protection in the event of any regulatory scrutiny or tenant dispute.
